Estimates and fees

How pricing works

There are no prices on this page, because a leak's price depends on the opening. This is what decides it, and when you see the number.

  • What decides the price

A repair is priced by how hard the opening is to reach and how much around it is wet or rotted, not by the size of the stain.

    • How high and how steep the roof is

    • What the opening is: a boot, a wall joint, a valley, a skylight

    • How much decking or framing under it is wet

    • Whether the roof can be walked or needs staging

    • The roofing material and its age

  • What the estimate includes, and what it doesn't

The repair estimate lists the work line by line. Anything we can't know until we open the roof is named, with how it will be priced.

    • Included: the repair at the opening, new flashing and sealant, matching the surface around it

    • Included: cleanup and a photo of the finished work

    • Not included: ceiling drywall, insulation and paint inside

    • Priced if found: rotted decking, at a per-sheet price written in the estimate

  • What happens at the visit

One person, the same one who writes your report. We look at the ceilings, then the attic, then the roof, and show you the photos before we leave.

    • The fee is set and texted before you book

    • A moisture meter on ceilings and walls

    • The attic, from the underside of the deck

    • The roof, tied off

    • A hose test only if the signs aren't enough

  • After hours

We don't run an overnight line. If water is coming in tonight, call and leave your address. Jill or Sylvester calls back the next morning and tells you when we can come. A call-out outside our hours costs more, and we tell you how much before we leave the shop.

  • When you get the number

You get the diagnostic fee before you book. You get the repair price in writing with the report. Nothing is started until you sign.

  • If the job changes

If we open a roof and find something the report didn't show, we stop, show you a photo and write a change before we go on. You can say no and keep the repair you agreed to.

The visit

What happens, step by step

  1. 01

    Step 1: Booking

You tell us the address, what you see and when it shows. A photo by text helps.

  2. 02

    Step 2: The walkaround

We look at the outside from the ground: gutters, siding, and the walls where roofs meet them.

  3. 03

    Step 3: Inside

Ceilings and walls with a moisture meter, from the stain outward.

  4. 04

    Step 4: The attic

The underside of the deck, the framing, the insulation, and any daylight that shows.

  5. 05

    Step 5: The roof

Tied off. We check flashing, penetrations, valleys and the surface.

  6. 06

Step 6: A hose test, if needed

One section at a time, starting low and working up, with someone inside watching.

  7. 07

    Step 7: The photos

We show you what we found, and what we could not confirm.

  8. 08

    Step 8: The options

Repair or replace, in writing, with what is and isn't included.

  9. 09

    Step 9: The report

It comes by email. Nothing is started until you sign.

About fees and estimates

Why is the fee separate from the repair?

Because the diagnosis is work on its own. The report is yours whether or not you have us do the repair, and you can take it to any other roofer.

Is the repair price firm?

It is the price in the written estimate, plus any change you have approved in writing. Decking found rotted is priced per sheet, and the per-sheet price is on the estimate.

Do you take a deposit?

That depends on the job and is written on the estimate. A diagnosis fee is paid at the visit.

Do you offer financing?

Not at this time. If that changes, the lender, the rate and the term will be on the estimate.

Ready for the number?

Call or text, and we send the fee for your house before you book.
