A sample diagnosis report

What you would be handed

A made-up house on a made-up street, so you can see the shape of it.

A report is short. It names the opening, shows the path the water took and lists what is wet. It also says what we could not confirm.

Attic rafters and old insulation seen from the attic floor

Findings

Five findings, in order

  • Source

    The opening

Step flashing at the east side wall is lifted along about four feet. There is no kickout at the bottom of the run.

  • Path

    The path

Water ran behind the flashing, down the deck and along the third rafter from the wall. Photos 3 to 6.

  • Damage

    What is wet

Roof deck near the opening, one rafter, about two square feet of attic insulation and the ceiling drywall at the stain.

  • Separate issue

    Not a leak

The bathroom fan vents into the attic. It is wetting the insulation near the roof edge and needs its own duct.

  • Open question

    What we couldn't confirm

We could not reach the north slope, so we could not rule out a second opening there. We say so.

Readings

Options

Three options, in writing

Each comes with a written estimate that lists what is and isn't included. Nothing is started from the report.

  • Option 1

    Repair the joint

Replace the lifted flashing, add a kickout and reseal the run.

  • Option 2

Repair and re-flash the whole wall

Replace all the flashing along the side wall while the siding is open.

  • Option 3

    Replace the roof section

If the shingles on that slope are at the end of their life.
